Este trabajo consiste en la construcción de diferentes series de precios referidas al mercado de la vivienda en Bogotá en un período que se extiende desde 1970 hasta 2004. Se presenta inicialmente una serie atinente a la evolución del canon de alquiler a partir de las cifras construidas por el DANE para calcular el Índice de Precios al Consumidor. Como complemento y punto de contraste con esta serie, que es un Índice, se construyen cifras sobre el alquiler a partir de las ofertas publicadas en los periódicos, lo cual permite además, tener magnitudes absolutas de precios. Con una metodología similar se construyen dos series de precios de compraventa de vivienda usada y de vivienda nueva. Finalmente, se adaptan cifras producidas por la Lonja de Propiedad Raíz de Bogotá, referidas al precio de la tierra destinada a vivienda, de tal manera que sean comparables con las cifras anteriores. Este conjunto de series tienen la ventaja de ser congruentes entre sí, lo que abre la posibilidad de realizar diferentes análisis. Un cálculo en este sentido que tiene gran relevancia y que se desarrolla en el texto, es una estimación de la evolución de la rentabilidad de la inversión en alquiler de vivienda. Resumen
This paper constructs a different series for real estate prices in the property market of Bogotá, during the period 1970-2004. In first place, we present a series that presents the evolution of the rent canon, built using the information gathered by DANE (Departamento Administrativo Nacional de Estadistica) to calculate the Consumers Price Index. In second place, as complement and benchmark of the latter, an index, we build another series of rent based on newspaper ads. The series also allows us to obtain the absolute magnitudes of real estate prices. Next thing, we construct two series of the buying and selling prices of (1) second-hand housing and (2) brand new housing. Finally, we adapt data produced by the Real State Office of Bogotá, referring to the price of property posted for housing, making it comparable with the other series described above. These sets of series are consistent among each other, opening the possibility for diverse analysis.
